Buyers
Buying in the San Juans
An honest guide to what buying in the islands is really like.
Buying property in the San Juan Islands is unlike buying anywhere else in the country. The ferry sets the rhythm. The geography limits the supply. The community is small enough that your neighbors will recognize you within a year. Most people choose this place for the moments they’ll have, not the rooms they’ll fill.
Who Comes Here
A few familiar paths into the islands.
Primary residents.
Those drawn to the islands as a place to live full-time, often shifting work and life rhythms to match what the place offers.
Vacation & second-home buyers.
By far the largest segment of the market. A retreat for weekends, summers, or eventual retirement, with the home doing emotional work the rest of the year.
Land buyers.
Owners of acreage who plan to build, eventually. The pace can be patient. The right parcel makes it worth waiting for.
What to Know
A few things worth thinking about early.
Inventory is limited.
The right property may take a season or longer to surface. When it does, decisive action and clean offers tend to win it.
Ferry dictates more than you think.
The Washington State Ferry schedule shapes weekend traffic, the cost of bringing in contractors, even how large a load you can move on a given day. Worth thinking about early.
Land carries questions homes do not.
Well, septic, road access, building envelope, and electricity vary widely across the islands. We walk through each before you commit.
Outer islands are a different proposition.
Many lack ferry service, public water, or paved roads. The reward is privacy in its truest form. The trade-off is real and should be weighed honestly.
The Process
Four steps, kept clear.
01
Conversation
We begin by understanding what you are looking for: how you want to use the property, how often you'll be here, what kind of work you are willing (or unwilling) to take on.
02
Discovery
We visit the islands together when you are able. We tour properties on the market, and discuss off-market opportunities when they arise. The right home is rarely the first one you see.
03
Offer & Negotiation
When the right property appears, we move quickly and cleanly. Owen prepares the offer, advises on terms, and represents your interests through negotiation.
04
Inspection, Financing & Close
We coordinate inspections suited to island properties (well, septic, structural) and shepherd financing and closing through to completion. Communication is direct throughout.
